HSBC now accepts Qualified Electronic Signatures meeting HM Land Registry practice guidance on mortgage deeds in England and Wales, provided the QES R Series deed template MD1600F from LMS Lender Documents is used. It has also added purchase price guidance: changes must be reported immediately, and contracts must not be exchanged nor the eCOT submitted until HSBC confirms it will proceed.

HSBC changed its incentive reporting threshold in England and Wales: financial incentives now need not be reported up to 3% of the purchase price where there is a part exchange, or 5% where there is none. It removed the rule that part exchange must always be reported and that no further financial incentives are allowed with it.

HSBC now requires you in England and Wales to report any differences in the property address, and to make sure the borrower's full legal name (including full middle names) matches the ID, contract and mortgage deed, before submitting the Certificate of Title. It also removed the note on the 2023 Terms and Conditions and the R series mortgage deed.

HSBC now states in England and Wales that it does not accept digital or electronic signatures. It also corrected its conflict-of-interest answer so the acting partner must not be related to the borrower, rather than the seller.

HSBC rewrote its letting requirements for England and Wales: in England it now accepts periodic Assured Tenancies (not fixed term) under the Housing Act 1988 as amended by the Renters' Rights Act 2025, in place of ASTs. No tenancy may be granted on terms that would prevent a sale with vacant possession, and the Wales Standard Contract and Company Let rules are retained.

HSBC added transfer of equity requirements in England and Wales: you must obtain a redemption figure, make sure there are enough funds, and use the funds sent on receipt of the Certificate of Title to repay the existing mortgage. If HSBC holds the existing mortgage you must return the funds, and HSBC will release its charge by eDS1.
